Proposed Knolford Polo Resort Cottages
The Management of Knolford Polo Ranch has decided to market the sub-division of lands on its western boundary overlooking the Ranch and Field 2 into 16 Resort Villa Lots.


Field 2 is 70% complete, adjustable and is 800 yds. by150 yds., and will accommodate small aircraft, license permitting. The Lots are ½ -1 acre and will have a price range of US$100,000.00 per Lot. Each Lot will be within a gated Ranch community with security and have the main road to Riversdale on its western boundary and our internal farm road on its eastern boundary.
For our cash purchasers, Chemar (Farms) Limited is approved under the Hotel Incentive Act, thus allowing the construction of additional Resort Villas. The project is exempt from the payment of Sales Tax (G.C.T), import duties on construction material, equipment, furniture, fixtures and twelve (12) years of tax free income. The construction will be a 1,500 sq.ft. 2 storey Resort Villa. The top floor will have one (1) bedroom en-suite with balcony and two (2) bedrooms downstairs that is joined by an internal staircase allowing independent rental of the Upper and Lower Floor units. The exterior will have a similar finish to our present Ranch House.
Property Consultants Limited will undertake the construction estimated at US$100,000.00 on a cost plus contract with a supervision and co-ordination fee of fifteen percent (15%). The effective cost will be closer to twelve percent (12%) by the time trade discounts accrue to each owners account.
Knolford Ranch is proposing that these Lots be sold to Overseas Polo Clubs and used by its members mostly in the winter months. It preserves the identity of the Ranch as a Sport Tourism Project and guarantees that Polo and horse activities will be played there in the foreseeable future. Its 15 Room All-inclusive Guest Ranch will remain available.
All Lot owners will be granted automatic membership to the Knolford Polo & Tennis Ranch and will enjoy all its amenities. A monthly maintenance fee will be charged to all Owners to include grounds maintenance, garbage removal, security, pool, tennis courts, common area electricity etc.
In addition to the above plan, Chemar (Farms) Limited is presently in negotiation to acquire a property across the road from the ranch. The plan will be to subdivide into 10 acre Farm Lots. Stables and pastures could be established on each farm. Thereby reducing the cost of keeping horses. Polo horses will be available on a Lease or Chukka basis, along with Polo Training.
